Hey there, I'm a UK National working in the US under a L1B visa.

My understanding is an E2 Visa is an investor Visa (ie. you need to buy a business) OR you can piggyback off an existing E2 holder. 

Would they be able to defer a good amount in taxes, to be worth the hassles of the 1031 exchange and the time constraints on the purchase?

However, required downpayments were typically 40-50%, and would be difficult without a residency visa.

You will get the benefits of a big city without the hassle.

For example, would a temporary work visa qualify?

I have pulled a permit for removing a fireplace, but probably would not have but I had a significant remodel going with permits and did not want hassle of him making an issue of removing the fireplace (the inspection for fireplace removal consisted of only verifying gas cap was in visible location, he did not even spray it).

I know you can do one per but that would be a hassle if you scaled your business.

@Zach Howard you pretty much MUST hold it in an LLC if you don't have the proper visa or greencard.1) Many attorneys over-hype the benefits of an LLC for each property.
