I like the thicker and wider planks that became available in the last year or two.

I've gone higher in quality, but the paint is thicker and a little harder to spread or I just wasn't used to it.

If you are in a bad neighborhood then you need to grow thicker skin to handle being a landlord in such a neighborhood.If this is loads of different guys/people then that is different than an individual.

Also allows the remaining "Quality" trees to grow thicker, thus more Quality lumber.
