You can use the website AffordableHousing.com and it will give you a rent reasonable-ness estimate of what you can rent your property for.The rent estimates vary by zip code, amenities, etc.

If the tenant was using your neighborly-ness as a way to ask for favors from you as a landlord THEN I would think you have an issue that needs to be addressed.

Also recommend Stevens-Ness forms.

I agree with JD and Nathan.....but I also find that her response smacks of 'entitled-ness'.The rules need to be: a) clear, and also, b) reasonable.
