Anything else tends to be major challenge with SFR.  

They tend to avoid properties that need renovations.

As an investor, comps tend to harm you more than help.

Personally, I find BTRs to be more predictable with fewer ongoing maintenance issues, and they tend to attract high-quality tenants.

You tend to get more appreciation.
