There are plenty of possibilites there, it's a huge state.

The reality is of course a whole lot more sober and the grind is real, but so are the possibilites. 

I would also like to see what the possibilites are of becoming a Hard Money lender at some point  but first I think I need to learn the business before I even think of lending out funds.

I'm working out each of the possibilites one by one.

Refinancing against the appraised value will typically offer more wiggle room and possibilites than refinancing against the purchase price, especially if you acquire a property that needs rehab.

Ive been finding properties on various internet sites and analyzing their cash flow possibilites (along with finding my "deal making offer / numbers") as often as I can while working my day job and I have noticed that Baltimore is a strange market, from what little I have learned so far.

That could be helping them move, finding them contractors for necessary repairs, ordering food for them and their friends on moving day, etc.The possibilites are only limited to your own imagination!

You need to spend some quality time discussing all the possibilites before you put in the first dime.
