If you buy upscale (desirable) properties in desirable areas as opposed to affordable (undesirable) crapboxes in undesirable areas you won’t need to entice tenants.

Numbers look enticing (coming from Hagerstown, too)Distance, not having a team out there, and the population had been on a steady decline with very little chance for a turnaround anytime soon.

Have you explored any markets that you find particularly enticing?

I had never fallen for a scam like this but Dutch is really believable and uses the God and country stuff to entice investors.

In order to entice me to invest in spite of my hesitation, a better ROI must be offered to me.

HOLD & REFI - The improved cashflow (I have one lender saying he could get me into a DSCR loan at 6.5% which would 3x my cashflow) is enticing, but I'm don't want to risk anything especially having been burned once and would prefer to be on the up and up. 

At the end of the day, it’s a big decision choosing who to invest with, but the academy is very enticing.  

   #9  SWEETEN the POT:    Do not think that paying extra rent is going to entice owners to rent to you. 

It could entice you to buy when you are not financially ready to buy.  

Your approach to asset protection and tax codes is impressive—I’m sure it will give you a solid foundation as you move forward with your investments.I completely agree with you on the U.S. market being a bit more affordable than in Canada, and the opportunities with Section 8 housing are definitely enticing for ensuring stable cash flow.
