Typically lenders will use the total rent being collect or the market rent given on your appraisal, which ever is lower.

The item that I hate shopping for the most is dressers, and nothing else comes remotely close. 

There's also plenty of lenders who falsely represent the true capital requirements to originate their loans or are merely up front fee collectors. 

.- Personal Articles: Coverage for belongings that have a special or collectors valuesuch as Jewelry, Furs, Fine Arts, Collectibles, etc...Your age should not be a factor on the pricing but, depending on the company these other factors may get you credits:- Insurance Score (company pulls certain info out of your credit report).

The host can exert too much time to collect or they can choose to not collect and pay the expense.

$540 is not unreasonable for a home of that size and the items you mention.
