Hey Jay, I have a ranking system that annotates strong vs weak inputs on a scale from 1-5.

Have an "escrow" reserve annotated on the HUD for the difference between your purchase price and loan amount.  

I want to make sure this buyer puts down some earnest money to have some skin in the game an not back out and leave the deal in jeopardy.  

Per our realtor, she can only find them if the listing agent has annotated VA/FHA/USDA assumable in the listing . . .

"the party making the payments is obligated on the mortgage debt" - what if I'm not approved to assume the (income based) loan and I want to instead do subto, does that mean I an not "obligated on the mortgage debt" and the loan will remain on the seller's DTI?
