Neighbours very often do not get along with renters and renters will often leverage their position if they find out a unit is illegal.The problem usually arises out of the fact that cellar dwellers are generally low quality tenants and can cause problems that often result in complaints to oficials..

I do currently do not have this topic specifically addressed in my current leases (and probably need to) but I am wondering in times of icy weather, if it is my responsibility to make sure that the front of the house is de-iced to avoid slippery walks, or if you typically address it with your renter and ask them to be on the ball with it.

Then you can also have surplus lands sale which have already passed through a tax sale at which there were no bidders for that property which was oficially purchased by the county/state which purchased them by no bidder outbidding their "starting bid".

If no one bids on it the county which oficially bid on it by giving the opening bid amount bought it and will offer it in another tax deed sale.

I know it is oficially the landlords (property owners) responsibility to make sure these taxes are paid (even if it included in the mortgage pmt).
