In fact, many of our clients will concentrate their cash into one of the purchases and even purchase it with no debt if possible. 

Right now there's huge concentration, but as this continues to build out and we see north of the high 30s GW by 10 years from now it'll be almost a requirement to keep some type of locality based risk assessment and to diversify. 

i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time. 

And it also concentrates the equity in your remaining property. 

When you have studied your market properly you should be able to provide the answer of if single family or residential multifamily is better for cash flow. 1% rule was for a time when almost all deals were decent as a way to rule out the lessor deals and concentrate on the best deals.
