The Tax Sale is a great way to aquire property.Seems like the big issue is you bought without even walking around the outside and peeking in the windows.Because of this you paid too much.Hope you are able to make a little money or at least break even on it.Then learn you have to check these places out a lot better or at the very least have a worst case everything is broken rehab estimate if you can't check it out.

Right now worst case scenario (outside of death) I have 5 rental properties paid off and in great condition at 40 years old cashflowing $5,000/m so 13 years from now.
