If its non-profit, you should be able to ask for anything.How great would it be if you were able to provide a housing program, and work out a healthcare program with a provider, specifically for this non profit organization.

If you're smart, you'll get together with the other owners, let them know that if they choose to have an hoa, they will suffer the loss of their constitutional rights, the fact that their home will NEVER TRULY be their home, there will always be a lien against it that can and will and IS being foreclosed on in many areas/states, and that a few people will have control of what they do to their house.

Unless you qualify as a "real estate professional", you wouldn't be able to deduct your excess passive losses (losses that exceed your passive income) against your other income.I know you're hating to pay all those taxes.

Months will go by and eventually the bank will step in to offer the property on the MLS as a shot-sale, the bank is selling the property (sometimes with the owners help) as a loss and is not receiving all the money the originally lended.
