Below is what a lender explained to me when I posed your question to him.They will need 15% or 25% of their own funds if they do not occupy one of the units.With Fannie Mae the maximum loans are:2 unit = 85%3-4 unit = 75%So investors need 15% or 25% down respectively.Now if they are primary residences, FHA may make the most sense, but you won’t necessarily be able to do more than 1 FHA loan.FHA max LTV’s are:2 unit – 96.5% financing3-4 unit is also 96.5% but some additional requirements exist.I would recommend talking to local banks as well.

Might be tricky as they have gotten used to laundry in their unit but it isn't set up legally (1 unit is currently vacant as I'm currently doing repairs and will put laundry hook ups in the basement in the lease - the other 2 units are on month to month leases).

Post your ads and ask the tenant if you can show (actually decide if unit is in condition to show...post a 24-notice to inspect) and if so start trying to rent the unit right away.

It may become a landlord issue when housing or health codes require it because the property’s conditions violate health and safety codes.As you mentioned Brian, when I purchase a multi-unit I will likely go under contract with a pest control company because, in this type of dwelling there will be more people in the building with different characters (some clean, some not so), but in a single family home (since I’m not required to) I think the tenant being the only family there, and having more control over the presence or not of pest being in the home should handle it, unless of course we’re talking about termites.I’m all for pre-move in pest control.
