First out of state property

I am going to buy my first buy and hold property. I am going to buy in Memphis. I have already looked up comps and have done a cash flow analysis on the property and everything to this point looks good. The property is three units, fully tenanted. What questions should I ask the realtor before deciding to go ahead and purchase this property?

I would also get a third party inspector. Look for an insurance company that's willing to take on this unit  before you purchase. Find a property manager that's familiar with the area and knows how to vet the tenant's.
