As for where houston goes, Im not the pessimist most are because even at today's supposed market peak, we're still seeing homes for sub $400/ft in the best areas which is incredibly cheap vs the other cities in the top 4 of the country population wise: NYC,LA,Chicago.

Now a days the market interventionists/regulators either out right ban net listings (by real estate brokers) or spread the word that any broker using net listings will attract the regulatory compliance crowd, effectively killing this option.

I agree with you Rick H.undefinedI've never met a successful real estate investor in my life, under 60 today, who had never taken a real estate agent's class and passed with the exception of two other professions, attorneys and CPAs or those that actually learned finance, law and general business.

I did have good news today and believe I will have the money  to get started pretty soon, using a hard money lender we have already been in touch with.
