Still with this being said towns have rules in place against expanding attic/3rd level spaces so even keeping property as legal duplex with luxury loft is not a given.   

I have spoken to the front Tenant and they said they are not even home from work yet at the time mentioned in the complaint. 

Even with low inventory, they have found lots of success in the Cincinnati market.

I'm primarily looking for BRRRR opportunities but I'm open to short term rentals and even flips.

If it were a single family home It might be ok to have it in the carport or yard somewhere but it is duplex so there are tenants to the left in the left side unit.Thank you for your feedback. 

With DSCR loans, Florida requires that you borrow within an entity, and as such, your spouse has no ownership or legal recourse (even though it is considered a spousal state).

Generally we build 3/1, 1500 sqft and rents for about 1500-1700 per side, so even if we are into or finance it at 300k it still yields 1% and there isn't any other way I know to get that 1% on 300k.

I was in the money on every single one by a (large) margin in arguably the worst market to be doing this in.

Fairly speaking, the price, location, other metrics look amazing, even the potential cash flow per month.
