This included the stipulation that their daughter who lived in the fire room who has drug and legal problems is not allowed to reside in the home or they will face eviction.  

Even if the market is bad.They build their reputation and trust, nothing can win reputation and trust.

A PM who is willing to give-up clients (income) for the good of their reputation is a PM worth checking into. 

I have great resources, a decent size network, solid reputation in my community, and a ton of passion for my work.

My advice will be try to find a reputable company similar to ours where you can plug in and join an amazing team that has already been build.

@Shai Flax I’ve started to think of finding a good contractor it like I’m interviewing for a job when we move to a new market :)Think about it, landlords investors have a tough reputation as clients for a reason: cutting corners, slow pay, entitlement, hurry up issues.

In terms of avoiding getting taken advantage of, your best bet is to work with someone with a good reputation.

Offering cash up front is also a general red flag.. tactic of drug dealers and other awful tenants.Also right now you need to be super extra careful in screening.
