I am getting very conflicting information online and am actively seeking a Real Estate Attorney to tell me more accurate information but still would love to hear outside opinions and thoughts.The property in question is SFR 4bd 2.5ba.

Not entirely sure what avenue of real estate investing I want to take yet so I've been reading lots of books on the different strategies.

I also am a real estate broker.

Is this the norm in real estate? 

.- overall "damage" is very minor as it will involve cleaning up after her, taking out her trash, and carpet cleaning throughout ($200) to get cat puke out of carpet- odd note was that she has a huge real Christmas tree which she left....who buys a Christmas tree if they intend to leave - confirmed via talking to her mother (emergency contact on my pet agreement) that she has moved to a new rental property- I have not filed the 3 days quit or cute as I'm concerned that the terminology indicates (perhaps I'm reading to far into it)that if she leaves the lease will be terminated.

New to investing in the U.S but not new to the Real-estate .also..... is the bigger pocket pro membership worth it? 

Real estate is supposed to be the little extra that you end up retiring with.It's kinda like the 401k.

When investing OOS you need to know what you're trying to achieve through real estate and you need to source and develop a top tier core-4 team.
