New out of state investor. help me pick a market Richmond, VA or Indianapolis

The title said it all.

I'm gonna be focusing on flips with a side of rentals. 

New to investing in the U.S but not new to the Real-estate .
also..... is the bigger pocket pro membership worth it?

Richmond, VA is a great choice for real estate investors due to its diverse economy, affordable property prices, and rental demand from universities and young professionals. Also, our proximity to D.C. is causing double-digit appreciation, and still a very competitive market.
