I think modern condos in desirable locations will appreciate more than SFR.

Hi Eric, for awhile I was looking at investing in the Indiana market with mobile homes.

Years ago, I remember reading in one of Lonnie Scruggs books about mobile home investing that said never, never rent or sell on terms to someone who thinks your house is a downgrade.

Once we have some real money to invest we are interested in looking further into getting into preforeclosures, foreclosures, mobile homes, rehab (we have some great connections with contractors), duplex/triplex rentals and possibly REO properties.

The house was built in 1951 (before the era of grounded outlets) and a lot of the outlets had been replaced with modern 3 slot ones instead of the old two slot ones (that you can't plug a modern three-prong plug into).

The only difference you may run into is an endorsement where you opt to replace historical materials with a cheaper modern component when rebuilding.

This ladies family member died and they now have the mobile home to deal with.

(approx. 10 minutes from that new Exxon/Mobil campus construction site).
