Having trouble finding homes
I have a couple of questions about finding homes to buy cash cheap, fix up, and sell on owner financing.
I have posted three ads on craigslist in the last month stating I am looking to buy mobile homes cash. I have not gotten a single response. I only saw two homes for sale on craigslist which seemed like they would work but neither replied to my e-mail.
I went to three parks Saturday and today and did not see a single for sale by owner sign. I went on google and aimed for parks with ~40 lots. This leads me to my next question. How do you find the park manager? No park had an office on site. Does the park manager just live in one of the homes?
What should my next step be?
I have read a ton of threads here and gotten some ideas, but the two steps above seem like the majority of suggestions and I just want to make sure I am not missing anything obvious.

Why not cold knock on a park residents door and ask them who the park manager is and if you could get their contact info. Might not even have to knock, ask someone walking around who doesn't seem sketchy.
I agree 3 ads in a month is not enough, I put 3 ads in my local area a day. Usually 8AM , noon, and 5pm.
Much of this business is getting out there and talking to people, in my target neighborhoods, I talk to everyone and anyone. I like to be known as the guy who buys houses in this neighborhood. I pet peoples dogs, help the elderly (sometimes just striking up a conversation with them is enough to brighten their day), compliment people on their yards, etc. Granted I go a little overboard, I'm naturally a very approachable person and I enjoy building repoire with people, but this approach has lead to several deals and I find it worth it.
