Quality sponsors with lengthy track records will offer lower returns to investors and vice versa so it may require interviewing them all to decide who knows what they're doing and is just young or who is a good operator that doesn't understand capital formation and cost of capital well.

It just to give an additional two cents, you need to figure that out as YOU interview the brokers (not the brokers interviewing you).

Not a fan of the author's penny-pinching mindset (i.e. always get a deal even if it's pretty much a steal) but the techniques he teaches are IMO legit and also even if you don't use them it's super helpful to be able to recognize if someone is using them on you.
