What drives you to get up everyday in this industry?

This site is awesome to etablish people in the industry to assist and the information is really amazing.

Again, they are first time home buyers, not looking to scam anyone and will occupy the house eventually but I do know they have to sign something saying they will live in it for a year, which will more than likely not be the case.They want my advice and I came across this string hoping to get advice from others in the industry since I haven’t personally dealt with this before. 

Family, industry knowledge, contacts, ins with whatever minority communities gather in that city...2.

Be wary, I am still new and learning more as I research and read about the real estate industry. 

Focusing on leases and management later.I know I’m very very very green to the real estate industry however I’ve learned a lot in this time the training I’ve received is second to none and I’ve learned from the best people I can learn from.

I've been rolling around in my mind whether it would be better to find the best job I can so I can have more money to put down on properties and hopefully be able to get better loan terms but at the cost of having less time to find good deals and educate myself, or to try to find a job in the industry (hopefully working for someone who does what I want to do) where I would be making an income and learning on the job but at the cost of most likely making less which means having less to invest.
