So on places with good weather or close to vacation spot will attractive a lot people who can work from anywhere.

On a side note, I am speculating that Charlotte will continue to do well overall due to population growth and the value it offers in terms of weather, location, lifestyle relative to other cities.  

:) Once money starts pouring in and you find yourself paying a lot of state taxes then decide if you want to move elsewhere.Now I know this sounds a bit harsh but try to see it as encouragement; the advise here is: get busy.

.* How good you are at wrangling material logistics* How tight your order of operations is* What kind of weather mother nature gives you (I've got a project in the last 5% of completion that only needs about 4 days of exterior work that's been dragging on for 3 weeks due to rain)We once did a pop-top addition and blow-out renovation in 7 calendar weeks (After permit issuance).

It sounds harsh but closing transactions is our job as realtors.

What type of help are you asking for, with more direction perhaps we can give targeted advice/assistance.In absence of specifics I would recommend ensuring that you know the following1) current going rent for similar size 3br/2br within about 2 blocks of your new property2) specific information and/or service you will use to screen potential tenants3) understand your expenses and identify candidates for reduction [e.g. water saving shower head, water saving aerators, weather stripping leaky windows, etc)4) source of potential tenants to target, method to gain their attention [fliers, online, rental service, etc.] 5) Needed repairs and/or improvements to get the building to 'operations' level - meaning so that you will be in standard maintenance mode instead of constant repair.Just a few items that immediately come to mind.Good luck and let us hear about the experience.

@Samuel Meza if I had to pick one weather item that rears its ugly head every June to September and that is Humidity!

Figure a PM too (call one if you want but most get 10% plus lease up fee) weather or not you use one or not. 

The oil companies didn't want their employees living in their trucks in sub zero ND weather.  

This may sound harsh, but its lead to some interesting conversations and actually helped me form one partnership with someone who admitted they were new and doing just that.
