Locations & Weather?

I'm currently scouting different states for my first turnkey rental property to invest in. That being said I am doing the necessary fact checks I need to make a sure I do it right. I have being scouting areas such as Memphis, Tennessee/ Kansas City, Missouri/  Indianapolis, Indiana & Birmingham, Alabama. I know the weather in these area's can be prone to tornadoes, Hurricanes etc.. which is why Im a little hesitant to invest here....Does anyone who has already invested in these areas, have any tips or direction for what my outlook should be when choosing to invest in these kinds of areas?

I invest in Memphis never seen a tornado here, but I have seen an Ice Storm when I was in Grade School 92 or 93 that was probably the worst weather related incident that was happened in Memphis that I can remember.
