It's the long way around to generate opportunities.I find it much more effective to look for properties with problems, some of which will be prior to probate. 

Major difference in Tenants between a home off of McKinley and one 2000 ft away off of Electric Ave.The area is a mix of blue collar and First/Second generation Immigrants/refugees.

I have done most of my own marketing and list generating in-house for years.

It generates a positive cash flow of $291, and that's not including any AirBnb rentals. 

Say there is a difference of 1.5%, but you actually free up your cash, the freed up cash will then generate more money than the difference.

@Zane Bradshaw Real estate investing has generated bigger and predictable returns for me compared to stocks. 

@Mark Stevens it depends on a lot of factors--such as the grade of the property & neighborhood, the rent price, whether the unit is at, above, or below market rents, the availability of tenants, the supply of competitor rentals, the priority that the property has with the PM (which depends on the ratio of how much revenue the property is going to generate for the PM versus how much hassle the property is for the PM to manage), the PM's level of experience with advertising & placing tenants, whether the characteristics of the property match the needs and desires of the tenant pool, etc., etc. 

The 3rd is already rented and generating income.
