My lease contains a very long clause that indicates that the tenant is not to do anywork on the property... not even painting.

I much prefer fewer, more expensive properties, rather than many very cheap properties.I plan to purchase a portfolio, do any necessary rehab and then sell to an owner occupant or rental investor.Thanks for any direction/advice you can provide.Aaron

Jon,Local short sale investors here have indicated that they have shorted investment properties of other (failing) investors.Banks aren't sympathetic towards the defaulted investors; they're simply looking at lowering their losses by accepting the short sale, just as with an owner occupant property.

As James indicated, you might not find them willing to budge enough.Now, you did not say which lender positions are foreclosing; it could be that the first position lender is being paid and that loan is current, or it could be delinquent and the first is foreclosing.
