Love my new tenant!
Bought a 4 bd/2 in Memphis. PM had it rented out in a week. The tenant put in new kitchen counter tops in exchange for a $300 new stove I had put in. According to the PM, the new counter tops look great.
Putting in new counter tops can't be that cheap. Must be over $300!
I think she is gonna be a good tenant!

NEVER let a tenant work on your rental. Did you pay them for their labor? Did you with-hold taxes? Do you have worker's comp for them? What do you think will happen if they get hurt working on your rental? What do you think will happen when they spend the rent money on a big screen tv and you evict them? YOU owe them for doing this work and they will squeal long and loud!
