The owner enjoyed monthly rent payments as cash flow, so I offered seller financing to keep his cash flow going, though being lower.

I want to dive into the field, because working hands on is the best way for me to learn.

And it seems to me, that if you can be liquid whether with experience or not, that the playing field will be shrinking here soon.

getting money is good, but getting paid to live with someone you enjoy is better.

Just a thought to consider on if the Boise market is really overpriced or not..The Boise market feels overpriced to native Idahoans who are used to smaller incomes and have enjoyed a very “underpriced” market for many years before about 2016 when we saw our huge increases.
