I am going to just give this a shot and hope I trigger a few Keyword Notifications and field some responses. As we have been looking pretty heavy into a decent amount of properties in the last few weeks a couple things are becoming clear. Our area is expanding (do to supply issues), our market knowledge is shrinking (since we are venturing into new markets), and our/my confidence in estimating ARV is taking a major hit. So much so that we have shyed away from at least one deal that otherwise looked pretty decent, though daunting.

Without relying on local realtor CMAs, which they have little incentive to really provide good data for, I am looking to pay a reasonable amount for an appraiser to povide a more confident ARV in the various markets we are searching. I realize this will very likely require more than 1 appraiser, as the appraiser would have to somewhat know the subject area to perform a desktop appraisal. I would be willing to provide walkthrough photos/videos of the prospect property as well. This is not for a Bank, just to help us get confidence in ARV, for a reasonable fee (less than a full blown appraisal of several hundred dollars). I understand there are licensing/certification minimums that need to be met before presenting an appraisal, but not sure if an unofficial appraisal is an option, that's why I ask.

Any appraisers open to this?
