They make payments from any U.S. or Canadian bank account, and also allow tenants to pay by credit card.

Costs us nothing and if the tenant pays via ACH, it doesn't cost them anything plus it gives them the option of using a credit card to pay (with 3% fee to them).  

it doesn't mean that it was set in stone. they were just thinking about it, dreaming about it, or even asking for advice. this is why your lease became month to month, not day to day. if the relationship is in good standing, provide the security deposit with a great letter of reference and wish them the best. besides, you want to have a reputation of being a fair and understanding landlord. not one where people can get over on. rules are rules and fair is fair.

I agree with you however, because in the markets I'm in anything over 30days is an indication it is either  1 - a 2MM+ property  2 - it is over priced3 - A Rehabbers Dream

So far I have sent Post Cards and Yellow Letters, and I have used Facebook Ads to market to the zip code I am currently targeting.  

That’s right the dream man, or woman you thought you were getting to know is actually a computer generated picture, or one stolen from elsewhere on the internet.

Ask her about her dreams and goals, maybe help her look for the next best place for her to live.

You need to send the letters, cards - whatever you choose - if you are going to be successful.
