I have completed transactions like that and the contracts on this method are over 40 pages and you have to make sure you know what you are doing the entire way through, as well as proper disclosures.

Once you make an offer, depending on what State you are in, you’ll likely get a set of disclosures from the SELLER (yes it is issued by the association but legally it is the seller / current HOA member feeding you information).
