if i give a tenant notice, i'm going in..i've had a tenant change locks on me, and i called the locksmith...i'm not resecheduling my day or week because they're being a bratty tenant...sounds like you have a good relationship, but if it was a good relationship, the tenant would let you go in, in my opinion...maybe i'm stubborn..don't mean to sound like i'm on a power trip, but i dictate what goes down in my apartments (to the extent that the law allows :wink: )

You have to know what you are buying and what the expected returns will be.Usually in my state people pay at the eleventh hour.So many properties do not get foreclosed on you just make the interest which isn't bad.The question is do you want to lock up all that money for a year or longer for say a 15% return??

Yep you are toast.It sounds like you are trying to lock up a private deal and get them to accept a low offer.What they are telling you is before they accept a short sale they have a servicing guideline REQUIREMENT that the property has to be marketed.They want to see all the different offers to come in to make sure your offer isn't a low ball.

Unfortunately, most of the noise regarding bulk deals does turn out to be just that, noise.Before robo-signing locked the banks down, the company I work for actually had purchased small bulk packages from banks and had success turning those properties.
