Lender insists on receiving an offer via Agent

I am an investor and in the middle of processing my 1st short sale.

Home is worth $100,000 ($90,000 for a quick sale). I have a contract offer for $50,000. Some work will need to be done on the house. I helped the home owner turn in all the SS packet.

However, I just finished talking to the home owner and she said the bank is still insisting on she furnishing them with a Realtors name and a listing agreement. They said they wont be able to process the short sale without a listing agreement as it is a HUD requirement.

Is it normal for a lender to require that the home be listed?

They are coming out on Wednesday to get a BPO.
By the way, we are processing a regular short sale NOT the HAFA program.

Yep you are toast.It sounds like you are trying to lock up a private deal and get them to accept a low offer.

What they are telling you is before they accept a short sale they have a servicing guideline REQUIREMENT that the property has to be marketed.They want to see all the different offers to come in to make sure your offer isn't a low ball.
