v=QeiuirTqxcg&feature=youtu.beHere are the details:- List Price: $13,900 - 1600 sq. ft. 4 bed/2 bath- (C-) area, but gentrifying- Comps with med. builder grade finishes ~ $70K-$100K- Rent Comps ~ $900/mo- The house has multiple code violations (see picture below):- At the very least needs(new): roof, electrical box, water heater, a/c unit, flooring, windows, doors, kitchen gut, bathroom gut, couple walls removed.- As far as I can tell the structure itself is o.k.So...This would almost be a gut rehab in my eyes.

I like that you didn't neglect the foundation...so many owners try to rehab in spite of the crawlspace then have problems down the road.Recommendation: Try to avoid steel shims on a pier and beam home, rot/insect resistant cedar shingles are preferred:- allows for more precise leveling- can be easily installed without over driving thicker shims and creating humps in flooring down the road.Congrats

Plus the units I was looking a purchasing are with in 1 mile of a university, so I feel like they should rent really pretty easy each one is a 3 bed 2 bath with an attached garage.

ScenarioChicago: we buy 2 bed, 1 bath (900 square feet) in a decent neighborhood (Rogers Park) at $125,000 at $25,000 down (the 20% down is cash, the remaining is financed).We add a half bath to force equity and everything goes wrong, costing us $25,000 against our current home's Heloc (25k seems to be the higher end of the cost of adding a bathroom according to a google search).
