I am looking at a potential rehab to live in and rent out 3 rooms or to flip.

I am not sure about these costs. I appreciate a general baseline cost to use on bids since I am new to these jobs.

How much to drywall a 690sq ft unfinished basement?
What kind of flooring would you use for basment bedroom and living room?

How much to make a basic bathroom in the basement?

(upstairs attic room)

This upstairs attic room has weird unfinished walls. They are hard like particle board but I am not sure what it is. Does this need drywall over it? Or remove these walls and then drywall?
Cost for 350 sq ft that needs drywall?
Are the floors soft wood that can be finished? Looks like soft fir.

How much to restain/buff 700 sqft hardwood? (sorry pic is small it is fir hardwood)

How much would you spend on this bathroom? New tub insert? Tear out wood panel wall. What kind of flooring would you put in bathroom? Tile? All comps vary flooring.
Should I take out that pink tile wall?

Here is the kitchen. Cabnits are fine with new paint. Needs new flooring. Not sure if I should keep tile counter tops. Some sold comps did but some had granite tile. Needs new appliances

How much budget should I figure for this soft remodel/finish basement/finish attic room/ and restain floors?

How much to change wiring from knob tube to new wire?

How reliable are old oil heaters? How much to convert to electric ram air? Is it worth it?

I am talking to loan guy tomorrow to see what my options are.
Property is bank owned at $310k and direct comps are selling at $470K the past two months. I saw this as it listed and I know it will go fast I saw the inside tonight. I just don't know how much money I can borrow for remodel or what type loan to do.
