The VRLTA says the deposit must be dispensated 45 days after vacating, or the lease end, which ever is later.  

@Josh Shneyderov I have sold vacation rental properties and other properties with rent guarantees.

I'm hoping some active PMs who manage vacation rentals for investors can shed some light on this.  

If you're going to owner occupy then you're counting on appreciation, and future cash flow when you vacate and decide to rent it out.
