Recently I've been learning about the BRRRR strategy, and how to best execute.

I know people that have executed your plan successfully.

It's a simple business, but execution is difficult.

Be sure your agent puts terminology in special provisions like @Minna Reid said to physically see it, "upon execution, seller shall allow buyer access to the property during option period... with 2 hour notice/during the hours of/accompanied by listing agent on xx day," something along those lines. 

MHPs tend to require more specialized knowledge and can be slower to execute a value add strategy due to filling up vacant spaces with homes and all the requirements associated with home sales. 

I have a question, we just tour a deal today and we are about to execute PSA next week!!!

***I really hope they can finish the "Riverwalk" someday -- it's such a waste -- I had a class back in 01 or 02 maybe my last semester of college in 03 that Jack Deboer (RE Development class) was a guest proctor at for one session - I was so enamored by the guy but as time went on saw he is so full of crap -- I think in the 80s he pulled a Donald Trump and got in over his head and declared bankruptcy and owed a ton of contractors money - after seeing how his development at the Riverwalk was so poorly thought out and executed I cant wait until he fades from the limelight -- he should be close - he has one foot in the grave and needs to retire.

Basically if it's a crack house that is approaching economic obsolescence that rents for less than a couple hundred/unit, then that's Class D and if doctors, lawyers, and business executives would rent there, Class A. 

Landlord shall not be obligated to clean, decorate, alter, repair, or otherwise improve the rental, either before or after the execution of this lease, unless agreed to in writing as part of this Agreement.
