The house had way more potential in person than the mls photos showed.I know the market well here. 

I know people who invest in that area and do very well.

Need to look for a contactor as well. not sure if it will be a good move and time frame to get it done 2 months or less?

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

The garden unit is nice, finished, has a kitchen, and 2 bedrooms+1 bathroom, 2 egresses, stairs connecting it to the unit above as well as an exit to the outside but ceiling height is 6'5". 

We do the whole place in the same material (these are all apartments) and people love it, just like if someone put hardwood through the whole house. 

Things are not going well, and our egos get in the way.
