Just like an investor wants a return on their time so does a broker/agent.If you are new but are REALISTIC with market pricing for what you want to do and have YOUR BANK STATEMENT showing cash ready to go ( valid in the last 30 days) with down payment and your credit is good for the rest of the loan then there should be a broker/agent out there to give you a chance.If on the other hand you have heard of little to no money down ( have almost no money), want to try a really out there strategy to buy something, want to get an education on the broker/agents time looking at properties all over creation then you are not likely to get a warm response.I am a principal broker in commercial retail real estate and also do retail developments myself as a developer and investor.

What you are talking about is getting a Warranty Deed which means the title is free and clear of any liens.
