Need Help with First Wholesaling Deal

Hello, I've recently come across a triplex in a great neighborhood, right around the corner from a courthouse, with comps that are at $140,000. The seller is willing to let the property go for $10k if I can close in seven days. The triplex needs about $90k in repairs, but it's ARV is estimated to be around $140k. I was wondering if any experts think this is a good deal, and have any advice for me since this would technically be my very first time doing this and getting this far?
