In honesty though if you don't sign the former no good agent will work with you because the good ones are so busy they don't have time to waste on someone that doesn't value their knowledge and experience.

I'm a small fish and new at this too but the exponential growth in my knowledge is incredible.

I just docusigned title documents except for one box: To our Knowledge there are no existing violations of county ordinance etc..... -  What happens if I check this box??

I am a Realtor and and very aware and knowledgable of the general buying/selling/contract/etc.

They don't have the intimate knowledge of the city that comes from years of growing up/living/working there; they don't vet the neighborhood.
