Take that into consideration when negotiating with the tenant.I would tell them they have two choices: pay me 75% of the amount owed and I close their account, or they go to collections and pay the entire amount.If they refuse to pay you, send them to collections.

Most investors starting out cannot afford to buy an A or B property with financing and expect to turn it into two. 

The house has a driveway that can accommodate two cars.

The ratio of mail that wants my money, my possessions, my vote - compared to the mail that wants my time, my attention, my presence - tells me society has only two expectations for me: spend money or get out of the way.

The loan has a prepayment penalty for 3 yrs: 3% the first year, 2% the second year, 1% the third year.
