As long as the tech companies are hiring the home prices are going to expensive.So waiting for a drop in prices is not a great idea in my opinion.You have several choices:1.

There are several companies that offer multiple solutions such as rolling in the down payment, transitioning to a rental loan after rehab, etc. in the DFW area.

There are several lenders who require no seasoning period. 

There are several existing threads that would interest you. 

There are several companies that do qualified exchanges buy allowing you to hold shares of real estate indirectly, but the physical real estate assets are owned directly by the companies. 

I have called around to a several banks in NJ to see if I could find any that would allow a HELOC for a property under an LLC and am having a tough time.

I took it several times and used the concepts that I had trouble with to create flash cards and reviewed those over and over.

I own and manage several hundred units in and around the Tulsa area and have found people doing what we do are much more helpful than those seeking a commission.  

Here I am several years later, still stuck in the wheel working for the man.  

Plus I have dowloaded all the free material and purchased several books.
