I need to come up with a realistic plan for best use of every dollar of mym funds...and also its hard knowing the specific neighborhoods as to not buy in the worst parts of town where rents reflect the location.

Any property that is in a condition that can be flipped, realistically would not be able to get a contract with an inspection contingency accepted.

Well its not a wholesale dealer, this would be for acquiring rental properties, everything is private except rent rolls ect. but i cant get existing tax info, appraisals, profit / loss, expenses  and a lot of other info needed to make a more realistic offer. 

The agents at the very top of the industry....which is not a realistic goal to have, top out in the $10-$15 million per year range.

I might get yelled at for suggesting that on BP, but if you have to learn an industry anyway, and you have 5 years to accumulate, it may be a realistic option.

Is it realistic for assume most people can handle tenant cloud - applying/paying rents/ ect....?

My go to DCF metric for overall return is MIRR, since it allows me to determine the  reinvestment and finance rate and in a lot of cases can gives a more realistic (ie lower) return. 

I have a fairly full time job and going to the courthouse on a regular basis to write down probate information doesn't seem realistic.
