Just got under contract, when do I market?

I just got under contract today on my first rental property with a 3.5 week close.  When should I start to market the home?  I believe it will be ready to go shortly after possession, hopefully immediately but there's always something I'm sure.  I'd really like to have it filled by the 1st.  Close the 20th.

Is this even realistic?  Once it's vacant (this sunday) I believe I can be permitted access by the selling agent to show the property prior as long as we're moving along, but I won't put any cleaning/repair $ into it prior to COE.

It's 2 minutes from my house.  I sacrificed a bit of cashflow for this convenience and I know this neighborhood pretty well so that excites me.

You can't legally rent out a property you don't own. I would argue it's dishonest to even market the units before you own them because you're advertising something you don't control.

If I were going to do it, I wouldn't start until a few days prior to possession and I would market it as a "coming soon" property to gauge interest. I would not include any identifying details (e.g. property address).
