They still are required to deposit one month's rent to the court within 5 days and continue to pay rent to the court monthly. 

When the prospective tenant demanded a refund from TurboTenant, TurboTenant sent us an email saying if we didn't start paying a monthly fee in order to use our own application, they would terminate our account in 5 days.

I would pay 2.5% all day for an agent to bring their investor buyers and work the transaction together.

We just need a little bit of cashflow each month to make it work and we are wondering if anyone else pays themselves to GC their own deals. 

Pay attention to sales price and local sales stay away from new construction or anything recently remodeled.

@Dylan Lersch If it was just credit and your credit was at least 660, if it were me, I'd get started and be willing to pay a higher interest rate as I worked on my credit.

Did you notice if they are paid up (is the lender paying them, if so they are being added to the fees, penalties, and interest owed.

If you're paying a builder fee, there's no reason to give away upside too, unless you're getting a massive break on the builder fee. 

Anyhow since I'm paying cash and don't need to get a mortgage on it should I still go through a proper title company to get it the title switched over to my LLC?
