Switching title question when purchasing from family member.

Hello everyone, so quick question. I'm purchasing my grandma's house, 1st investment house, from my father and he purchased the house about 49 to 50 years ago. He's tired of keeping up with his rentals and selling them off to his kids. Anyhow since I'm paying cash and don't need to get a mortgage on it should I still go through a proper title company to get it the title switched over to my LLC? I know I could go through a Lawyer that does some local title companies docs and when I called I was told its about 500 plus the title search fee if I wanted one.

What route would you all go through?
