The tenant does have the right to reoccupy after the reno but they have to take certain steps to qualify and few tenants are that well informed or organized.

They have re-organized and I sat down with the new leasing agent and she's on top of her game. 

MY GOAL: I am interested in having an agreement drawn up wherein I rent a portion of land from a private organization, put up a temporary glamping structure then sublet it.

There are multiple community organizations that will work with them to get their rent paid if they really made rent their number one priority.

remember, many to most tenants can afford to sue you anyway.Definitely, keep your organization/operation simple.

The ability to grow that income stream (value-add), or the likelihood it will grow organically (rent growth) also affect the value.As we’ve recently watched rates rise, we’ve also seen massive rent growth.
