Does anyone have or know where I can find Article of Organization & Operating Agreement for a Property Management LLC in California? Thanks!

Drew is correct. Hire an attorney. The investment in hiring them will save you considerably more in the future plus give you piece of mind that everything is setup correctly with the California Department of State. Fines suck so get it right the first time.
